About Amanda Holmes, Southern Maryland Realtor
I'm Amanda Holmes, CLP, MRP — a full-time residential Realtor with eXp Realty based in Southern Maryland. I serve St. Mary's, Calvert, and Charles Counties, along with buyers and sellers connected to this region through PCS transfers, DC commutes, and first-time home purchases. I'm licensed in Maryland, Washington DC, and Northern Virginia, which means I can help clients on either side of a move, whether that's a service member transferring to NAS Patuxent River or Joint Base Andrews, a first-time buyer figuring out where to start, or a family relocating for work in the district.
Clients tell me I'm two steps ahead, and I take that seriously. It's not a slogan — it's how I run every transaction, from the first conversation through closing day and beyond. My goal is to be both a trusted friend and a top-tier professional: someone who tells you the truth, anticipates problems before they happen, and treats your move like it matters, because it does.
The CLP and MRP designations aren't just letters after my name — they shape how I work. As a Certified Listing Professional (CLP), I follow a structured, repeatable process for pricing, preparing, and marketing a home, so sellers know exactly what to expect at every stage instead of hoping it works out. As a Military Relocation Professional (MRP), I understand VA financing, BAH calculations, and PCS timelines well enough to help military families move on military time, not real estate time. Together, those certifications mean clients get a plan, not guesswork.
How I Work
Real estate isn't something I show up for only when you're ready to sign a contract. I meet clients months, sometimes years, before they're ready to buy or list, because the best outcomes start with early conversations, not last-minute scrambling. That's part of being two steps ahead: understanding your timeline before you're under pressure to act on it.
As a CLP, I bring a structured, proven approach to every listing. That starts with an honest walk-through and a plan for where to spend time, energy, and money before a home ever hits the market. From there, I coordinate contractors, stage the home personally, and pay for professional photography and video out of my own pocket, because listing photos are often a buyer's first impression and I don't want that impression to be an afterthought. I hold weekly open houses and invest in paid marketing to keep a listing in front of the right buyers, not just the ones who happen to scroll past it.
As an MRP, I understand what a PCS move actually requires: VA financing details, BAH limits, tight timelines, and the reality that a service member often can't be present for every step. I build my process around that, so military and relocating families always know where things stand even when they can't be in the room.
For buyers, especially first-time buyers, I move at your pace and explain every step along the way. There's no such thing as a silly question. Buying a home is one of the biggest financial decisions most people make, and I'd rather spend extra time explaining a term or a step than let a client feel rushed or confused. I'll walk you through pre-approval, inspections, appraisals, and closing paperwork in plain language, and I stay reachable when questions come up outside of normal business hours, because home searches don't stick to a 9-to-5 schedule.
Whether you're a first-time buyer, a move-up buyer needing more space, a downsizer ready for a simpler chapter, or searching for the right waterfront property, I treat your search as its own project, not a template. Every client's timeline, budget, and priorities are different, and the plan I build reflects that instead of forcing your move into a one-size-fits-all process.
